    Update - Different problem

    Estate Agent is the same agent that is currently letting my property. They are useless. They went around to the house on Monday to take pictures and measure up (am sure they had this information before when letting) and they told me I would get the particulars to approve Tuesday. I still haven't got them after many telephone calls and emails to which they are not responding to.

    Having spoken to a few other agents in the area I have gleaned that my house, first time buyer property, would be ideal in this market and that they think it would sell relatively quickly (location/schools/etc). I am thinking of giving the tenants 2 months notice and binning the agents. What do you think?

    We did almost exactly that when we sold our last house Gonz. The Agents who were managing the house turned out to be crap at marketing it (we had already given the Tenants three months notice), so we sacked them in favour of the most proactive agent we could find and the house sold really quickly.
    There's no excuse for agents to be lazy at the moment. There's bugger all on the market (I should know, we've just bought a house) so they're not over-worked!

    My sentiments exactly. I have been told by the other agents that now is the best time to market too.

    Am I right in thinking you are not too far from where I want to sell too?

    I am so going to have bored you all to tears with this saga by the time my house is sold

    Apparently the agent have had 2 people call regarding the house in the last 2 weeks. Both have said that the kitchen needs replacing which is too much like hard work! So anyway, I have told the agent to drop the price by 4k on RM. The agent is hopeful as the house is getting the right number of 'clicks' on RM. It is just getting the footfall now.

    Mr Gonzo has seen a house that he has fallen in love with that he viewed last week because he is back in UK. I have told the agent that we need to get a wriggle on if possible because he wants this poxy house. He is not that bothered if we buy it or not but it is perfect for us apparently *sigh*

    Gah, what will be will be.

    I would have told the agent to put open to offers rather than drop the price... if I like a house and it needs a new kitchen, I'd put in a cheeky offer and wait for the counter offer, if I don't make an offer, it's generally because I didn't like some aspect that I can't change about it....

    That is exactly what I do Feisty, but I am old hat at this and my house is really a FTB house. A lot of FTB's are frightened of negotiation, seen it many many times over the years.

    Isn't that what the estate agents are supposed to do.... advise them to make an offer!

    I don't suppose it's about 50-60 mins North of Portsmouth, in a nice area!....lol

    Mr D has had his place on the market for 6 months and has dropped it £45k. This is after the agents giving all the blurb about it selling quickly because of location. It needs updating but we are not getting anyone through the door. In fact there was more interest at the higher price.

    Dont believe the EA...they talk bollocks!

    It is about 30 minutes north of Portsmouth, good area too.

    We looked at a house in Norwich over the weekend, it's been on the market for over a year price has dropped by 45k and the EA was thick as. I pretended to not know the area and the BS just fell out of the agents mouth I offered a cash amount based on the fact none of the building regs had been followed for the loft conversion and conservatory, it has been bodged in every way possible! Agent tried to tell me a load more bull and I lost patience and left!

    Shame it's not a little further out, or I'd go look at it as I'm open to any house at the moment, but it would probably be 90 mins from my work darn it!

    And I know what you mean about EA, went to view a house that's been on the market for about 8 months, looked at it 6 weeks ago, but finally decided to put an offer in.

    Place my offer, EA comes back with a counter offer from the vendor (allegedly because I no longer trust the EA)

    I mailed OH, we discussed it and the next day I went back with another offer, not quite the middle ground as this place is a wreck, needs the extension demolishing for one thing..and EA started getting all nervous and shifty after I put in the offer

    EA: "well.... errrm... there's been a new offer of x (magically the half way figure) which you'll be pleased to know the vendor has rejected, but has said they'll agree a sale for 2.5k above that"

    Me, "really, that's a huge co-incidence, but I'm not all that amazed at the house, it was more of a compromise, and I won't go into a bidding war on a house that in need of gutting, especially when it was a compromise anyway, so I'll let the other party go for it and say ok, that's me out thanks"

    EA: "oh.... errrr"

    Me: "bye - Hangs up"

    Oddly, the house still doesn't have the SSTC flag on it...

    And so yes, I dislike EA's a lot at the moment.

    Ok so I have bitten the bullett and given my Letting Agent notice to terminate today. The rent day is tomorrow for the tenant in the property so she is going to get some good news tomorrow! Although I feel sorry for her to a degree I have to get my property on the market with a decent local agent otherwise I am going to end up murdering someone in my current one. F*ckwits.

    I feel strangely cleansed now! Although I won't count my chickens until I hear back from my agents and they tell me all is sorted.
